I agree with my colleague. It would seem that if you hire licensed professionals to do the work and provide receipts to the Landlord, you would not be in violation of the lease and should get your deposit back.

This falls under part of the security deposit statute that specifically states that you have to leave the property in the same condition it was in when you took possession, less reasonable wear and tear. Civil Code Section 1950.5 deals with security deposits, nothing in that section requires you to professionally clean anything.
